One
Our initial discussions will help us understand what it is that you would like to achieve. If the project is a renovation or addition, we will begin with measurements of the existing building/renovation space which will enable us to make an accurate assessment of the potential work. Site constraints and statutory requirements are also considered at this point, as is your budget.
Two
The schematic design starts with drawings of the proposed build. This is an exciting stage and will be done in close collaboration with you in order to refine the plan from the beginning which helps to avoid costly changes later. A broad outline of our costs will be provided to you, whether to deliver the project in a series of stages of a Master plan or as a project total.
Three
A detailed plan, (schematic plans), will be developed and refined using the latest Architectural computer program along with detailed elevations and sections of your property. Material selection, fixtures, colour selections, finishes and cabinetry detailing also begin at this point.
Four
Gadke Architects prepare the plans, elevations, sections and specifications that are required for development and building approval. We will liaise with planning consultants and building certifiers at this stage to assist you in getting a competitive price and positive outcomes.
Five
Throughout this stage, Gadke Architects finalise the necessary documents to undertake your build (working drawings, schedules, specifications sufficient for building approvals, electrical layouts and cabinetry details).
Six
A tender package of all required documentation is compiled and sent to several building contractors who respond by providing quotes. You can nominate builders to tender, tender the job yourself or let Gadke Architects select potential building contractors.
Seven
Gadke Architects can assist you during the construction process by acting as your agent. Including the preparation of a building contract, administration of the contract, processing of progress claims, contract sum adjustments, certificate of practical completion and final certificate. We can liaise with the builder and his subcontractors as required to assist in keeping your project on track.
